Three cities, one growth corridor. Manchester, Leeds and Liverpool are each posting rental yields well above the UK average, backed by a confirmed £45 billion government rail investment designed to knit the three economies closer together. For investors building international exposure to UK property, this is where the fundamentals, affordability, yield, and infrastructure-backed growth, line up most clearly right now.
Why these three cities, together
Manchester, Leeds and Liverpool sit at the centre of what’s becoming the UK’s most connected regional growth corridor outside London. In January 2026, the UK government confirmed a £45 billion funding cap for Northern Powerhouse Rail, new and upgraded rail infrastructure linking Liverpool, Manchester, Bradford, Leeds, Sheffield and York, with Yorkshire upgrades prioritised first. £1.1 billion has already been committed to design work through 2029-30. Infrastructure commitments at this scale tend to precede sustained capital growth in the cities they connect, they widen each city’s labour pool, make cross-city commuting realistic, and signal long-term confidence that tends to pull further private investment in behind it.
Manchester
| Metric | Figure |
| Average property price | ~£255,000 (up ~5% year-on-year) |
| Average gross rental yield | 6.6% (studios up to 8.4%) |
| Price forecast | 19.3% cumulative growth, 2024–2028 (JLL) |
| Population | ~635,000, up from ~503,000 in 2011 |
Manchester remains the most established of the three markets. Its population has grown by more than 25% in under 15 years, driven by graduate retention and inward migration into the professional services and media sectors, MediaCity and the NOMA regeneration district are the clearest expressions of that. Yields above 8% are achievable in specific submarkets like studio and Fallowfield-area stock, while city centre yields sit closer to 6–6.5%.
Leeds
| Metric | Figure |
| City-wide average gross yield | 6–6.5% |
| South Bank yield | Up to 8.8% |
| Typical 2-bed rent | £1,350–£1,500 pcm |
| Typical studio/1-bed rent | £1,000+ pcm |
Leeds is arguably the most active build-out of the three right now. South Bank is a 100-hectare extension of the city centre stretching from Holbeck to Leeds Dock, now accounting for roughly a third of all new residential development in the city. At its centre, Aire Park, a £1.5 billion masterplan from Vastint UK, is delivering 1,400 new homes, over 800,000 sq ft of Grade A office space, and the largest new city-centre green space built in the UK in a generation. Demand is being driven by young professionals in tech, finance and legal, a growing share of them relocating from London and Manchester for value and lifestyle.
Liverpool
| Metric | Figure |
| Average property price | ~£180,000–£182,000 (up ~8.5% year-on-year) |
| Average gross rental yield | 5.3% (top postcodes up to 8.1%) |
| Average monthly rent | ~£885 (up ~7% year-on-year) |
| Flagship regeneration | Liverpool Waters — 60 hectares, Peel L&P |
Liverpool offers the lowest entry price of the three cities and the fastest recent price growth. Rental yields vary sharply by postcode, from 2.6% up to 8.1%, which makes unit selection more important here than in Manchester or Leeds. The scale of regeneration is the real story: Liverpool Waters, Peel L&P’s 60-hectare waterfront scheme, began construction on its Central Docks phase in late 2025, backed by £55m of government funding, and will deliver over 2,000 new homes around a five-acre central park.
What this means for off-plan investors
Across all three cities, off-plan new-build remains the primary route for the yields and growth figures above, entry pricing is typically set below comparable completed stock, and buyers can benefit from capital growth during the build period itself. The trade-off is real: construction timelines slip, and not every developer delivers what the marketing suite promises. That’s the gap OMR exists to close, we source and vet developments before they reach you, rather than reselling whatever a developer hands us.
Why invest through Off-Market Realty
We work off-market, sourcing opportunities through direct developer relationships before they reach the wider public market, and every property goes through due diligence on the developer’s track record, the site, and realistic, not headline, yield projections before it’s presented to you. From initial consultation through to purchase and aftercare, our team manages the process end-to-end for international buyers, coordinating legal, financial and property management partners so you’re not navigating a UK purchase alone from abroad.
